The fixed rent

The fixed rent is typically used by landlords who want a long-term lease with us for a period of 1-10 years. We guarantee the monthly rent, and then we will sublet your apartment to our clients. With this partnership model, Selected Homes will handle all tasks, and your work as a landlord will be minimal. We take care of furnishing and decorating with our own furniture and ensure that the apartment always appears in the best possible condition.

The variable rent

If, for example, you have an apartment for sale, are planning to travel for an extended period, or simply wish to earn some extra income by renting out your property, this model is perfect for you. We handle all the practicalities. Selected Homes takes care of everything including cleaning, laundry, customer service, marketing, and pricing of your apartment. We share the revenue through a percentage-based settlement of rental income, which is only paid out upon successful rentals. Therefore, there are no fixed costs for you when you rent through us.

FAQ - Variable Agreement

Property for sale

Do you have an apartment for sale and do not want your property to stand idle? We understand. We make room in the calendar for viewings, open houses, etc., and can adjust the rental period to fit with your and the real estate agent's sales process. Selling your property is the priority, and we will, of course, ensure that the property is cleaned and ready for viewings between rentals.

How much can I earn with a variable agreement?

What does it cost me to make a brokerage agreement with you?

There is no fixed fee to rent out your apartment through SelectedHomes. We share the rental income with you through a percentage-based distribution, which is only charged upon successful rentals. Our ambition is to maximize your rental income by ensuring the highest possible occupancy of your property.

Can I keep track of my ongoing rental income?

Yes. You can live track your apartment's occupancy via the calendar, and also view your rental income for previous months, the current month, and upcoming months.

Can I block rental on specific dates myself?

Yes. Both you, a potential real estate agent, and we can access the calendar and block dates for rental if you do not wish to rent out during a certain period.

How long am I committed?

We want to be as flexible as possible to accommodate you. As a starting point, we have a framework agreement that is binding for a minimum of 3 months, but in special cases, we can approve a brokerage agreement for a minimum of 2 months. Anything beyond that, we can be very flexible.

Insurance?

Your belongings should be in good hands. That's why we have arranged a good insurance deal for you. All your belongings, as well as fixtures and fittings, are automatically insured when you rent through Selected Homes.

FAQ - Fixed Agreement

How does a fixed agreement work?

We rent your apartment from you, just like any other tenant, and then sublet your apartment to a subtenant.

Who do you rent to?

We rent to companies, expats, business travelers, families, tourists, etc. The common denominator among our tenant mix is that everyone must undergo a rigorous screening process to receive the keys, as we only want good tenants who treat the property well.

How long do I have to commit as a landlord?

We only want good relationships with our landlords. Therefore, we need to find a solution that makes sense for everyone. As a starting point, we have a minimum period of 24 months because our initial work and investment in furniture, fixtures, photography, and preparation of the apartment require a minimum period of 24 months. If you have something on hand that might be of interest to us for less than 24 months, we would also like to hear from you.

What about insurance?

We naturally insure all fixed and loose fixtures. This includes both personal property, white goods, glass and ceramics, floors, electronics, and everything else.
